So, I went to school.
No, not a school having a sit down classroom, but school in the sense which I started observing what veteran agents said and did and asking questions of them. I turned off my mouth after a while and more doing that than I did while getting licensed and learned opened up my eyes and ears.

Oh I forget I must have passed by numerous billboards without putting real estate flyer, one business card or whatever else on it. My stomach still knots up when I think of all the money those squandered chances cost me.
